MANTRA OS, MIC and RevPro: Technology Behind ARBA Properties Management · Global Voices
ARBA built its own system. Here's a simple explanation of the MANTRA OS, the Intelligence Center MANTRA, and a tool that the property owner can use before partnering.
Maintaining a lot of properties means managing a lot of data: reservation, price, review, finance, until the report to the owner. Instead of using a lot of separate applications, ARBA builds MANTRA OS to keep everything in one system.
MANTRA OS
ARBA's Hositality Operating System with three main parts:
- MANTRA AI to help analyze and recommend decision-making.
- MANTRA System handle the daily operations property in one place.
- MANTRA Finance financial managing, reconciliation, and a report for the owner.
ARBA's channel managers and PMS are also being developed inside MANTRA OS, so that room availability, price, and reservation will be directly connected.
MANTRA Intelligence Center (MIC)
MIC is a workroom analysis for the ARBA team and property owners. There's a couple of main devices inside.
RevPro
RevPro complicates 12 months of income projections, complete with occupancy, average room price, cost, and results according to the selected partnership scheme. Owner could:
- attempt a pessimistic, basic, optimistic scenario through whatif simulation;
- comparing projections to market data in the same area;
- opening a term dictionary that explains hotel terms such as OCC, ARR, and REPAR with an example of its own projections;
- download reports in PDF and Excel format.
Asset Analytics
To assess property or investment plans, Asset Analytics compared property numbers to the surrounding competitors and calculate a fair point, so decisions are made with data, not estimates.
Dynamic Pricing by ARBA
This module shows how room prices can move to demand in one night, compared to one fixed price. The owner can see when the price should rise, when arrested, and when the empty room is better sold by night.
Technology does not replace teams. Technology helps the team make faster and more precise decisions for every property.
