Five Things Determines the Occupancy Small Hotel

Ocupancy is rarely determined by one thing only. These are the five areas that we first examined when we started managing a property.

When occupancy goes down, the first reaction usually lowers the price. It's often the problem elsewhere. Here are five areas worth checking first.

1. Listing Quality

Photos, titles, and descriptions are the first impression of guests. Listing with dark photos or incomplete information is easily passed, as good as any room.

2. Pricing That Follows Demand

The same price of the year makes property too expensive in the spring and too cheap when it's crowded. Adjustment of prices per season and per day helps maintain balance.

3. Guest Reviews and How to Reply to Them

The future guest is reading the latest review, including the manager's reply. A polite and quick reply shows the property is run seriously.

4. Availability Across Multiple Channels

A room only sold in one canal lost many visitors. Channel managers help keep supply synchronized in all OTAs.

5. Response Speed

The question of old-timers often ends with reservations elsewhere. Quick response is the cheapest way to increase conversion.

Before lowering the price, make sure the guests can find, understand, and trust your property.
